I have a dark fescue for my lawn now. The lot is sloping towards the back of the lot. Dark fescue seems to be very high maintainence and needs lot of water.
we are looking at coverting to either bemuda, centipede or zoysha.
Would apppreciate if u can give any help to pick the right one

Please give us an idea of where you are located. Climate is a big factor.

Actually fescue is the most preferred turf in the San Diego region. With strains like Bonsai, and Marathon, or Marathon 2, Fescue provides a great green space and limited water requirements.
Unless of course if you are in a dessert. So, like Lanelle says, where is the grass located?
The lawn is located in Raleigh , NC . It does get pretty hot here during the summers.

Improved tall fescue cultivars such as Bill listed are the preferred turf planting here in Northern VA. Bermuda is used for ballfields here so that might be a good choice for you. You should be able to get good info through your county extension agent and from the local universities there. The folks at JC Raulston Arboritum should be able to point you to good information also.

Centipede is really for a little further south than we are and you're right, fescue is a real water hog in our climate and requires frequent re-seeding. Bermuda is pretty tough, but very shade-intolerant. In general I like zoysia for your part of the world. Shade and traffic tolerant and a good, thick, lush blade.
